This page will show you the list of items and their benefits. Any constructive reply will be appreciated, as long as it's relevant. Feel free to point out missing or wrong information though.
ARMORS
Suits
Gives Health Points.
Useful for: Fragile Heroes, Healers, Non-provoke Tankers and as a part-time item.
Example: Amelia, Chichi, Fernando, Miya and etc.
Gloves
Gives Dexerity. (More attacks and first attack)
Useful for: Heroes with high base Dexerity.
Example: Swordsmaidens, Marines, Veterans, Popstars, and etc.
Helmets
Gives Focus. (Chance to attack weaker targets)
Useful for: Single-Target Dealers and Debuffers.
Example: Teddy Toby, Catty Ted, General Eric, Sad Tommy, and etc.
Boots
Gives Evasion. (Chance to reduce damage by 60%)
Useful for: Provoke Tankers.
Example: Officer King, Assassin King, Miho, Wicked Jagar, and etc.
Belts
Gives Critcal Strike. (Chance to deal double damage)
Useful for: Area-of-Effect Dealers and probably Single-Target Dealers.
Example: Isis, Apophis, Radon, Apollon, and etc.
Shields
Gives Counter. (Chance to fight back dealing attack damage without consuming a turn)
Useful for: Counter Heroes, High-damage Tankers, Ignore Damage Heroes and Ignore Debuff Heroes.
Example: Schaken, Asmodeus, Belphegor, Master Lee, Succubi, etc.

Guns

Swords and Spears

Gives Critical Strike. (Chance to deal double damage)
Rings and Locker Keys
Gives Evasion. (Chance to reduce damage by 60%)
NOTE: Accessories have their own slot; to unlock that, you have to enhance your hero.
NOTE: You can actually put Accessories to the Armor slot but hear this out: NEVER DO IT. You will regret exchanging that useful armor for a minuscule stat.
ABOUT -DEXTERTITY
People may be confused since -Dex prolongs disables and lessens the attacks every wave, but it has some good drawbacks as well, particularly Immune heroes (Both damage and spell).
Officer King has the same dex as others, uses Provoke and after everyone blows up all their skills, normal hits proceed. Around 5-6 turns, King's 2 turns finish and his provoke expires, giving him the burden of having to cast it again.
Officer King has less dex than the others, uses Provoke and and it takes 10-11 turns for his Provoke to expire.
Heroes with Immune and Provoke (Officer King, Assassin King, Asmodeus, Lee, Robin, David) are the perfect examples who need this negative stat.
ABOUT -HEALTH
Some people may throw it away since it makes heroes easier to kill and be focused by heroes, but it can also serve as a bait.
Asmodeus has (let's say) 200 health left but everyone else has 500+, Rina has just activated +Focus and what are you going to do? Activate the Immune shield and watch as how the enemy tries their hard just to kill Asmodeus.
Heroes with Immune Damage (Belphegor, Asmodeus, Lee, Kibi, Robin) are the must-havers of this negative stat.
ABOUT -FOCUS
Who in their right minds would take this? AoE heroes of course!
Why worry about not being able to focus one enemy when you can focus all of them?
Heroes with AoE Damage (Sophia, Isis, Ted, Toby, Sally) may take this item as a part-timer.
ABOUT -CRIT AND -DAMAGE
Heroes whose job isn't to deal damage but any other important stuff (Healers and non-damage Tankers) could take this item.
COMMON HERO MISCONCEPTIONS (TO BE UPDATED)
BELPHEGOR, CRIT OR FOCUS?
A dilemma about Belphegor is that, "his AoE says Crit, but his Immune says Counter" so which will you take, you may take both, but their chances will be marginal/borderline unreliable.
His Burning Prison causes blind, and it prevents them from attacking Belphegor and reduce their total damage output, it makes Counter wasted.
But let's not forget about Skill Damage and Spell Immune, they can still attack Belphegor even after his AoE, so it really needs a consideration. You may think "Counter it is" because of that but Belphegor has naturally high Counter rate compared to other 6*.
Answer = CRIT/CRIT
RINA, CRIT OR FOCUS?
She has the highes AD skill (Without Health Cost) that deals 240% damage; hurts, right? But wait, there's more: it can serve as a pseudo-debuff "Focus" (Known as target) to enemies, so Boldpus, prepare your anus.
Adding Crit/Crit to Rina can one-shot enemies but, unless you have another +Focus hero, it will lead you to ruin when Rina hits a Damage Immune enemy/Boldpus Tentacle.
Crit/Focus is an orthodox but it's only good in paper. It becomes downright unreliable and the low chances each are marginal/nearly useless.
Focus can help you pick on enemy with low HP and finish it, especially in dungeons. If the enemy has Purge (Lots of Scarecrows are in DG 72+) it can help you pick that Healer.
Answer = FOCUS/FOCUS
BRIAN, DEX OR CRIT
Similar to Agnid, Brian has AoE skill and high innate Dex. Dex can help Brian in Bounty Hunt or if the enemy debuffed him but since he has already high dex, unless the enemy has higher dex, the additional dexterity would only be redundant to Brian (Unless you want him attacking 3 times in a row)
Brian's single target skill deals 2 per AD. If equipped with Crit, it can one-shot dem healers without the need of attacking 2-5 times and prolonging the battle.
SO FINISH THE ENEMY QUICKLY.
